Subtenancy designates the relationship between the tenant of a thing and a person, to which the thing was sublet. The subtenant is thus not contracting party of the owner, but a Untermietvertrag with the tenant of the thing locked. The principal tenant continues to rent the thing or, with dwellings, also only one part of the dwelling. The subtenancy requires the permission of the landlord. The landlord may refuse permission however only if the subtenancy for him is unreasonable. For dwelling exists the special arrangement "§ 553 BGB. If the permission of the landlord for the subtenancy is not caught up, then the tenant can become liable to pay damages. Besides are this extraordinary grounds for giving notice.
