Ground rent actual apart from wages and capital profit - also today the income form relevant in capitalism: Result of different productivity of the soils and the property at them. In more specific sense reason or soil pension means the yield difference between two soils of same size with same employment at work and capital. This difference is based on factors such as soil fertility, climate, traffic conditions, use form (land or forest-economically, structurally for living or working, exploitation of the soil for the charring, oil or natural gas production) and legislation.

The political economist David Ricardo (1772-1823) explained the ground rent as "yield difference, which two quantities of capital and work", equivalent from application, on equal large floor spaces arises. It is that part of the Bodenertrages, "which the basic owner for the use of the original and indestructible forces of the soil is paid."
